Arqly / Services / Scan to BIM

For survey firms and BIM studios

Scan to BIM for existing MEP and electrical systems.

You scan. Our team in Colombia models the existing MEP from your registered point cloud, to your templates and standards, under your name, typically in 5–10 business days. Your client sees only your logo and your standards.

What we model

  • Existing electrical: conduit, tray, panels and equipment.
  • Other existing MEP services in plant rooms, risers and ceilings.

We model existing building services: electrical, mechanical and plumbing. We never scan, so we never compete with you: you supply the registered point cloud.

How we work

  1. Receive and review the point cloud (.e57, .las, .laz, .rcp, .rcs, .pts, .ptx): coverage, density, noise, coordinates and units.
  2. Clean and segment it in CloudCompare by floor or system.
  3. Set up the Revit project: linked cloud, coordinates, units, your template and worksets.
  4. Model to the agreed level of development and accuracy.
  5. Validate the as-built model against the cloud and issue a deviation heat map report.
  6. Review in Navisworks: federation, visual check against the cloud, issues for missing data.
  7. Deliver with a short quality report on areas the scan did not cover.

Deliverables

  • Native Revit model (.rvt).
  • Federated model (.nwc/.nwd).
  • Plans and sections (.pdf/.dwg) if required.
  • Deviation heat map and quality report (.pdf).
  • Processed point cloud (.rcs/.e57), optional.

Level of development and accuracy

LOD (how much is modeled) and LOA (how close the model is to the scan) are agreed separately, before we start.

Tell us the LOD and LOA you need; we confirm both in writing with the quote.

For UK studios

We work to your appointment documents: ISO 19650 CDE workflows, naming, EIR, Level of Information Need, Uniclass 2015 and COBie when required. We structure as-built MEP models to support your golden thread information (Building Safety Act 2022). Our workflows follow BS EN ISO 19650-2 (we are not certified).

What we need from you

  • The registered point cloud, by link.
  • Your Revit template, naming and standards.
  • The area, the systems to model, and the LOD and LOA you need.
  • The deadline and your client's information requirements, if any.

From inquiry to delivery

  1. Initial inquiry.
  2. Proposal and quote.
  3. BIM execution plan (optional).
  4. Contract and NDA.
  5. Project start.
  6. Interim reviews (two rounds).
  7. Final delivery.

How we quote

By estimated hours, not by area: complexity varies a lot between buildings of the same area. Send us screenshots of the cloud, the area and the LOD you need, and you'll have an indicative quote within two business days. A fixed price needs a real sample of the cloud — a cropped area, or access to the full cloud under NDA. For plant rooms we also ask for pipe density or an object count.

Large files by link (ACC, Procore, Drive, WeTransfer), never by email.

See our work on your own cloud

Before you commit, we model a small cropped area of your point cloud to your standards, so you can check our accuracy and detail on real data. No charge, up to 24 hours of work, one per company, for a live project, under NDA.

FAQ

Questions about this service.

Do you scan on site?
No. We never scan, so we never compete with you. You supply the registered point cloud, and we model the existing MEP and electrical systems from it.
Will our client know you did the work?
No. We work white label, under NDA, to your templates and standards. Your client sees only your logo.
How accurate is the model?
We agree the level of development and the level of accuracy before we start, and we validate the model against the cloud with a deviation heat map report.
